That was the case when a global third-party logistics (3PL) provider, one of our longstanding customers, approached us to refurbish their office space at a key distribution centre near London Heathrow—all while keeping their warehouse and office teams fully operational. Their Heathrow site serves as their UK freight headquarters, supporting packing, storage, and distribution operations, as well as the preparation of goods for shipment through the airport.

After touring their new unit at Prologis Park Ryton, the customer was inspired to bring a similar, modern office environment to their Heathrow-based teams. After 23 years in the unit, they saw an opportunity to refresh their workspace, but with one key challenge: the transformation had to take place without disrupting essential operations.

Challenge accepted

Ensuring our customer’s operations were not compromised, we worked creatively and collaboratively to deliver a significant refurbishment programme. This took the shape of a three-phase renovation across 34 weeks - longer than the typical duration of a project of this nature but minimising downtime and preventing disruption at peak periods.

A collaborative approach between Prologis and its partners enabled a seamless project execution, setting a benchmark for future second-generation office refurbishments. The project demonstrates the value of flexibility, customer collaboration and strategic planning - underpinned by strong communication, regular bi-weekly progress reviews, and a structured approach to on-the-ground delivery.

The result? A revitalised, modern office facility - completed without compromising operations. Now EPC A rated, the upgraded space showcases what’s possible when customer-centricity meets sustainability and thoughtful design.

The refurbishment incorporated energy-efficient lighting and air conditioning alongside contemporary new furniture and décor. The refreshed workspace includes breakout rooms, new amenities, and tailored zones that reflect the customer’s operational needs and brand identity—creating a space their teams are proud to work in.
