A year on since Prologis UK, a leading logistics property owner, developer and investor, trialled its innovative market-first model Flexxtra, the company has seen strong customer demand.

The Warehouse-as-a-Service offer by Prologis has supported a number of customers with their pallet storage, by focusing on flexibility, convenience and simplification.

Customer sectors have included start-ups who need short-term warehousing support, retailers to manage their seasonal peaks in trade and larger enterprises who have used Flexxtra as a bridging solution during periods of operational transition or growth.

Flexxtra has initially been located in the Midlands at Prologis Park Wellingborough West DC4, which is racked to accommodate 70,000 pallets and be able to support up to multiple customer at one time.

James Hemstock, Capital Deployment & Leasing Director at Prologis UK said: Looking back, our experiences of both fitting-out and subsequently running an operational warehouse have provided invaluable insights for our wider business, including our leasing and Essentials teams.

Flexxtra’s ongoing availability means it provides a continuous release valve to the UK logistics market, as business needs evolve based on market conditions. In several cases, customers of Flexxtra have gone on to sign long-term leases at other sites, while continuing to use the model to manage peaks in demand.

Prologis UK is the first logistics developer to offer this Warehouse-as-a-Service model to the market. Helping to drive agility and innovation in the sector, they remain committed to improving how businesses optimise their supply chain operations through high-quality logistics space.
