The Requirement

  • A super-size warehouse in the East Midlands that could provide a direct import centre for sea container traffic from the East coast ports.

The Solution

  • Prologis decided to build a 700,000 sq ft cross-docked warehouse speculatively at Prologis Park Kettering
  • To ensure that the building met the market demand, Prologis talked to retailers and third party logistics operators and used these discussions to shape the design of the building and the surrounding infrastructure

The Result

  • The building, which was the largest shed to be built speculatively in Europe was leased early in the build programme to Wincanton
  • Although Wincanton took the warehouse as a direct import centre for Argos, the building has sufficient capacity and flexibility to be a multi-user warehouse; a solution that is both financially and environmentally sustainable
