Dunelm Mill at Prologis Park Stoke
The Requirement
- In 2006, Dunelm Mill realised that it needed a new distribution facility that would allow it to consolidate its existing operations at Burton on Trent and at Syston in Leicestershire. Anticipating future growth, Dunelm had also been looking for a flexible solution that would accommodate further expansion. Four years later, Dunelm’s continuing success meant that it required this additional space to service its rapidly developing business.
The Solution
- Responding to Dunelm’s initial requirement, Prologis was able to offer a 250,000 sq ft speculative building at Prologis Park Stoke, which is close to Junction 15 of the M6. The 10 year lease deal included additional land that could accommodate
a 100,000 sq ft extension.
- In 2010, when Dunelm decided to expand, it needed more space than the 100,000 sq ft that it had anticipated. Prologis was able to offer the neighbouring site that together with the original expansion land, would accommodate a second, linked, building of 250,000 sq ft.
- Prologis proposed a build-to-suit solution that would both meet Dunelm’s timetable and construction work started in April 2010 with a completion date five months later in early September.
- A further benefit for Dunelm was that Prologis undertook to build the new, interconnecting warehouse without any disruption to operations in the original building.
- Dunelm Mill has been able not only to retain its existing workforce, it has also been able to bring new jobs to the local economy.
The Result
- Dunelm Mill has been able to expand its distribution facilities from 250,000 sq ft to 500,000 sq ft with minimal disruption to its business.
